It is located in the development Ka Ono Ulu Estates located makai of Pi’ilani Highway between Ohukai and Kaonoulu St. This is my neighorhood so I can tell you it is one of the most convenient locations on the island. 10 minutes to Kahului, 15 minutes to Wailuku and just 30 minutes to Lahaina (most of the time!) It a short 1/2 mile down to Sugar Beach as well as easy access to Kihei schools, grocery stores, restaurants and shops.

Yes, it does back to Pi’ilani Highway. The home does have a new dual A/C system and plenty of Photo-voltaic panels to run A/C year round with minimal cost. So it is easy to keep windows closed and sound out.
Is the extra living space legal and permitted?
All the space in the house is per the original building permits. Some improvements may have been done by previous owner without permits; buyer advised to do due diligence. The downstairs area is not separately metered (single electric bill). Per the association documents, ‘ohana’s are not allowed in this neighborhood. However, as an owner in the neighborhood, I can tell you that this rule is not strictly enforced at the current time.
What is meant by leased photo-voltaic system paid in full?
The system is owned and maintained by SunRun. The current property owner elected to pre-pay the lease in full so the new owner does not have any costs for the life of the 20 year lease. The system was installed Fall of 2012. SunRun will perform all the assessment and maintenance on the solar panels. The new buyer will need to sign paperwork to transfer the lease.
